THE MINNESOTA ATTORNEY GENERAL'S OFFICE HAS CERTIFIED THAT THIS LEASE COMPLIES WITH THE MINNESOTA PLAIN LANGUAGE CONTRACT ACT (Minnesota Statutes, Section 325G.29-325G.36). Certification of a contract by the Attorney Gernal under the plain language contract act is not otherwise an approve of the contract's legality or legal effect.

Additional Agreements (if any):
(A)
60 day written notice MUST be given on the first (1st) day of the Month. Resident must vacate by 12:00 NOON on last day of tenancy.
(B)
ALL rents are DUE on the 1st day of each month and must be received by the 5th of the month. Any rents received after the 5th and before the 9th are charged $25
service fee, rents received after the 10th and before the 15th are charged a $50 fee, rents received AFTER the 16th - 20th are charged a $75 fee, rents received AFTER 21st - 25th
are charged $100 fee, rents received after the 25th of the month are $125 fee. NON-PAYMENT of any portion of rent is a violation of this lease and subject to immediate eviction.
(C)
Partial or whole security deposit will be forfeited if any part of this lease is broken.
(D)
There is a $50 fine for not returned, stolen or broken garage remote.
(E)
There is a $75 (PER RESIDENT/ROOMMATE) if you wish to transfer within the complex, sublet your unit (with management's approval of applicant) or vacate early. If you choose to either sublet or
vacate early, RESIDENT is responsible for rent until unit is re-rented, painting costs, shampooing costs, cleaning costs, etc.
(F)You will be charged _________ for shampooing the unit carpet. This will be deducted from your security deposit.
(G)
I have received the Rules and Regulations of the Apartment Complex.

RENT |

1. |
PAYMENT: Resident(s) will pay MANAGEMENT the full monthly rent before midnight of the first day of each month while this lease is in effect and during any extensions or renewals of this Lease. Rent will be paid as required by MANAGEMENT. Non-payment is a violation and subject to immediate eviction. |

WHO IS RESPONSIBLE FOR RENT: Each RESIDENT is individually responsible for paying the full amount of rent and any other money owed to MANAGEMENT |

DUTY TO PAY RENT AFTER EVICTION: If RESIDENT is evicted vecause RESIDENT violated a term of this Lease, RESIDENT must still pay the full monthly rent until: 1) the Apartment is re-rented, 2) the DATE THIS LEASE ENDS, or 3) if the Lease is month-to-month, the next notice periods ends. If the Apartment is re-rented for less than the rent due under this Lease, RESIDENT will responsible for the difference until the DATE THIS LEASE ENDS or, if the lease is month-to-month, until the end of the next notice period. |

LATE RENT = SERVICE CHARGE & RETURNED CHECK FEE: RESIDENT will pay the SERVICE CHARGE listed above if RESIDENT does not pay the full monthly rent by the fifth (5th) day of the month. RESIDENT also will pay a fee of $25 for each returned check. |

OCCUPANCY AND USE: Only the person(s) listed above as RESIDENT(S) may live in the Apartment. Persons not listed as RESIDENTS may live in the Apartment only with the prior consent of MANAGEMENT. RESIDENT may use the Apartment and utilties for normal residential purposes only. |

SUBLETTINGT: RESIDENT may not lease the APARTMENT to other persons (sublet), assign this Lease or sell this Lease without the prior written consent of MANAGEMENT and MANAGEMENTS approval of applicant(s). |
